The Heckelsberg Team shares tips on home buying assistance for veterans and military


Whether you or a family member are or were a member of the military, buying a home can be more affordable with programs to help you with various loans and grants, down payment assistance and mortgage programs.

Obtaining a VA loan is one of the most popular ways for potential homeowners to purchase a home without a down payment, says Coldwell Banker. Those in the military or veterans buying a home for the first time with no down payment pay a funding fee of 2.15%. The fee goes up to 2.4% for qualifiers in the National Guard or Reserves.

The Navy Federal Credit Union will provide 100% financing to qualified members. Potential borrowers include members of the military, certain civilian military and Department of Defense employees and their family members. The 1.75% funding fee for Navy Federal is lower than the fees charged by the VA.

The Military Housing Assistance Fund (MHAF) assists active military and veteran families by providing them with gift funds to assist them with purchasing a home.

The Illinois Housing Development Authority’s 1stHomeIllinois program offers $7,500 cash assistance for down payment and closing costs, a secure, 30-year fixed-rate mortgage with a competitive interest rate and a choice of FHA, VA, USDA or Conventional loans. The program is open to all veterans, regardless of if they have owned a home within three years or not, who are purchasing in Boone, Cook, DeKalb, Fulton, Kane, Marion, McHenry, St. Clair, Will and Winnebago counties.

The program requires that the borrower contribute $1,000 or 1 percent of the purchase price, whichever is greater; meet the income and purchase limits and credit requirements; live in the home as your primary residence, complete homeownership counseling (online and in-person options available). The home must also be existing and not new construction.
